DON'T QUALIFY FOR STATE PROPERTY TAX CREDIT

EVERY YEAR I HAVE QUALIFIED FOR ARIZONA PROPERTY TAX CREDIT - BUT AFTER COMPLETING MY RETURN(s), I GET THE MESSAGE THAT I DON'T QUALIFY FOR PROPERTY TAX CREDIT FOR 2021.  EVERYTHING IS THE SAME AS IN PREVIOUS YEARS.  SOMEWHERE ALONG THE WAY, I MIGHT HAVE ERRONEOUSLY ENTERED THE WRONG VALUE(s)  -  NOT PROPERTY TAX VALUE.  WHERE/HOW CAN I MAKE THE CHANGE?  IT'S TOO LATE FOR ME TO CLEAR MY ENTIRE RETURN AND START OVER.  I HAVEN'T SUBMITTED ANYTHING YET TO FINALIZE MY RETURN(s)

DON'T QUALIFY FOR STATE PROPERTY TAX CREDIT

If you qualify, go back into your AZ and return to the credits section. Only credits for which you qualify will populate. Generally, people that qualify will not be filing a tax return due to income limits.  For 2021, the qualifications from AZ instructions (Download), page 24: 

Line 57 - Property Tax Credit You may claim the property tax credit if you meet all of the following:

• You were either 65 or older in 2021 or, if under age 65, you were receiving SSI Title 16 income from the Social Security Administration.

• You were an Arizona resident for the full year in 2021.

• You paid property tax on your Arizona home in 2021. You paid rent on taxable property for the entire year or you did a combination of both.

• If you lived alone, your total household income was under $3,751. If you lived with others, the total household income was under $5,501.

 

To see what income is included in household income, see the Form 140PTC instructions(Download).

 

If you do qualify and the program is not letting you, it could be some income is not being subtracted, like Social Security, to determine the credit. 

You can send us a “diagnostic” file that has your “numbers” but not your personal information.  If you would like to do this, here are the instructions: 

 

If you are online, go to tax tools>tools > share file with agent > 6 digit number pops up.

If on desktop, go to online >send tax file to agent > number pops.

Thanks! I opened your return up in the desktop version to see all the forms. When I went to the AZ PTC, Form 140, the form was marked no for did you pay property tax?, line 6. Line 7 also no for only property tax refund being claimed. When those are switched to yes, it creates the credit. I changed them back to no and went back through the program. It took several times through before it held the yes for property tax paid and finally gave me the credit through the program. It may take you more than once as well, there may be information stuck. Here is what you need to do:

  1. Log into your return
  2. Edit AZ return
  3. Continue through to Property Tax Credit Qualifications
  4. Select 3 boxes - full year, 65 or older, paid property taxes. 
  5. Continue
  6. PTC Credit Qualifications
  7. Select 2 boxes - the top 2 are showing marked and should be
  8. Continue
  9. Amended PTC? Select No
  10. Own or Rent, select top, owned
  11. Continue
  12. Property Tax or Rent, select Yes
  13. Only Property Tax Credit? Select Yes
  14. Homeowners attachment, Continue
  15. Property Tax Paid, amount is there, keep it
  16. Continue
  17. Income to Exclude
  18. Continue and continue more 
  19. Someone Else's Dependent?, select No
  20. PTC credit shows up

If it still will not show the PTC, you will need to delete the form* and clear cache and cookies, Then log back in and go through the steps again.

 

 

*Delete AZ form 140PTC:

  • Online: A simple way to delete forms in TurboTax online is to use the Tax Tools menu option, which is on your left menu bar when you are working in your program. Then, choose Tools and then Delete a form.
  •  Desktop: If you are working in the download TurboTax program, use the Forms Mode on your menu bar to bring up the form you want to delete, then choose the Delete Form option at the bottom of the form.

The property tax is in there so whether you entered in state or federal, I don't know. The number is there, just double check it. You can get this finished up now!

I advised you to do a lot of things to get your program cleared out. Now, it needs to add the form back in. I originally asked you to follow these steps and if that did not work to delete the form and go through these steps again. The form should be populating and attaching.

Here is what you need to do:

  1. Log into your return
  2. Edit AZ return
  3. Continue through to Property Tax Credit Qualifications
  4. Select 3 boxes - full year, 65 or older, paid property taxes. 
  5. Continue
  6. PTC Credit Qualifications
  7. Select 2 boxes - the top 2 are showing marked and should be
  8. Continue
  9. Amended PTC? Select No
  10. Own or Rent, select top, owned
  11. Continue
  12. Property Tax or Rent, select Yes
  13. Only Property Tax Credit? Select Yes
  14. Homeowners attachment, Continue
  15. Property Tax Paid, amount is there, keep it
  16. Continue
  17. Income to Exclude
  18. Continue and continue more 
  19. Someone Else's Dependent?, select No

Hi Amy,

I think things are getting worse 🙄 I cleared cache and cookies; deleted from 140PTC.  Do I need to reinstall it?    I can't clear ANY return and start over as I was "told" I have already registered my return(s).  I have used TurboTax for 8 years and have never encountered any problems.  I also think that from the get-go I somehow was directed to a return that wanted more info, i.e. itemized deductions - as in the past I didn't have to do this.     I feel like starting afresh using H & R Block. Can you fix everything for me? 😁 Or is that disallowed per TurboTax regulations?

DON'T QUALIFY FOR STATE PROPERTY TAX CREDIT

Amy, you advised me to delete Form 140PTC and now I think I need to add it back in.  I want to fill it in to claim my Property Tax Credit.  I started using a fillable form for Arizona but it won't let me fill in pertinent info that it needs.  I need to mail it in with my state return - no problem there - but I can't delete my state return at this point from TurboTax because it's already "Registered".  I HAVE to mail Form 140PCT in with my state return - but if I e-file the state return now I can't attach Form 140PCT with it as this form was deleted by me at your suggestion.  They HAVE to be sent in together either by e-filing or mailed in.  I'm stuck either way now:  Can't MAIL them in because I can't delete my state return; can't e-file because I don't have the missing 140PTC FORM.  Can you please advise?

Thanks, Amy.....I haven't tried your workaround yet.  Before I got it I had already decided to just forgo filing the federal return....I printed out the state and was just going to MAIL it in with the AZ state 140PTC form 🙄  I have to mail the state form in to attach the Maricopa County Tax Receipt anyway.  I'll try what you suggested first, though.  Thanks again!

HALLELUJAH!!!!!!  Your solution WORKED!!!!  I can now put away the aspirins, the NSAIDs, the heating pad, the ice pack, valium, the meditation apps, etc.
