I recently became a landlord by renting out a unit in my house, with a yearly income of around $12,000. Does this stop me from receiving dependent care refunds for mom children?

The day care credit you are asking about is not removed by the fact you are now a landlord.
This question is confusing to me. Do you work outside the home and pay someone to take care of your child when you are at work? Or are you trying to call being a landlord your "job" so you can get the childcare credit?
