A Special Needs Trust purchased a residential property in August 2022. The trust paid property inspector, real estate legal and transfer fees, installed accessibility equipment, paid for repair/maintenance, utilities and property tax.
The trust beneficiary lived in the home for the last 5 months of 2022.
Are these expenses deductible against trust investment income or bank interest? If so, where are these expenses to be entered?

The expenses may be added to the basis of the property but are almost certainly not deductible as expenses against other types of income (such as interest. dividends, et al).
As an aside, whether an expense can be deducted by a trust is set forth in Treas. Reg. §1.67-4:
Costs that are paid or incurred in connection with the administration of the estate or trust that would not have been incurred if the property were not held in such estate or trust...
