I have rented a secondary home from my mother for the past 10 years. She has never lived in it. This is my primary home the entire time. She has never put a penny in this home. My rent could be cosidered below market value, but I pay mortgage, hoa, insurance, taxes, repairs and all maintenance. I have put up privacy fence, new a/c, wood floor, etc. is she required to report any of this as income? She wants to evict me now and realize the $250,000 appreciation after originally agreeing that I could pay for my inheritance.
