I have a property that I converted into a rental earlier in 2019. I'm trying to enter the list of expenses for this rental property and am having a lot of trouble getting the cleaning and maintenance fees to register in TurboTax.
The correctly prorated amounts show for mortgage interest and real estate taxes. Management fees (I hired a property manager for the rental) also show up in the summary, but that's it. I entered in a lot of other expenses, most of which come from "maintenance and cleaning" (HOA), and no matter what I do, I can't get the other expenses to show up in the summary. When I go back to edit the expenses, all the other expenses are already there.
I am going to have a rental loss this year, which I'd like to carry over to next year, therefore I want the correct amount of losses to be entered into my taxes this year. What can I do to get all of the deductible expenses to be recorded for my rental property?
You'll need to sign in or create an account to connect with an expert.
I have looked at your file and found the issue.
On the screen says "Was This Property Rented fro All of 2019?" you should enter zero under Personal Use. See the image below.
Per IRS, if you use your rental property as a residence before converting to the rental, that is not counted as personal use of the property. Once you changed the personal use days to zero, your cleaning and maintenance expenses are allowed on your Schedule E. @sleeny
Can you get me a diagnostic code so we can look at the problem you are having?
If you are using an Online Version of TurboTax:
Go to Tax Tools (from the menu in Black on the left)
Tools
Share my file with Agent (and give me the code that is generated.)
If you are using a desktop version of TurboTax, the option is in the Online Menu at the top of your screen and on a Mac, it is contained in the Help Screen.
When we receive your file, all social securities numbers and other sensitive data is removed.
Or you can call Customer Service, here is a link: What is the TurboTax Contact Number?
It's been submitted. The code is 605374.
