Schedule E is not being populated

Your Schedule E will populate once you enter your rentals and the associated income and expenses with your properties.

To enter your rental information, please follow the steps below:

  1. In TurboTax, search for rentals and select the Jump to link at the top of the search results.
  2. Answer Yes to the question Did you have any rental or royalty income and expenses in 2020 for property you own?
  3. Follow the on-screen instructions as you proceed through the rental and royalties section.
    • Enter general information about your rental (like description, address, and ownership percentage).
    • Eventually, you'll come to the Rental Summary screen, which is where you enter your rental income and expenses, assets and depreciation, and vehicle expenses.

If your rental property is located out-of-state, make sure you first set up that state properly in Personal Info. In addition, if you're filing a nonresident state return to report income from an out-of-state rental property, be sure to complete your nonresident state return before you prepare your resident state return when you get to the State Taxes section.

Hi, I have entered all of the information well in advance, those information are there in the file for past three years, I updated the rent and expenses. But still nothing is getting populated and I am stuck from filing the taxes.

I have talked to three people at Turbo tax, so far this issue is not resolved.

What version of TurboTax are you using, TurboTax Online or TurboTax Desktop?

You may need to clear your cache and cookies. Make sure your return is saved in your TurboTax account and then sign out. Clear the cache and delete the cookies on your computer, open a new browser, sign back into your account and try entering your information again. You may also want to change browsers, for example, if you are using Chrome, try switching to Firefox.

In addition to clearing your cache and cookies, you want to make sure your operating systems are up-to-date as well.

I am also experiencing this problem on Chrome and Firefox.

There is no "message." If I start an expense workflow, such as Real Estate Taxes, it allows me to enter the tax figure, goes to a second page asking which method I want to use to apply that figure, I click "Continue" and it returns to the summary page, but without the figure I entered. If I go back through the workflow, it remembers the figure I entered, yet again, does not update the summary page.

Try deleting your browser's cookies. Please see this Turbo Tax FAQ regarding  How to delete cookies! If that doesn't work, try using a different browser all together (other than Chrome or FireFox).

You can also try deleting the form. Here is how you can Delete a form from your Turbo Tax online return.

If that doesn't resolve your issue, contact us at customer support so we can further assist you.

I'm having this problem, too, working in Chrome and cleared cookies and cache. I called Turbo Tax but wasn't able to speak with anyone because I didn't purchase the Premium version. Is this a bug that will be fixed in the next week?

Are you certain you need to file a schedule e? If it is not needed it will not populate. @gspald89

For anyone seeing this issue still, my problem was that my income on the property was less than my total expenses which causes TurboTax to hide the reported extra expenses in some sections. Basically the software only includes expenses up to the amount of income, after that the expenses will be hidden. As a test you can try updating the income to really high number and see if all the expenses show up. If they do it means that those expenses just weren't included because the actual income was already negated and adding more just wouldn't effect anything.

None of this works.   I cannot update my expense info.  When will this be fixed.  I am counting on you to get me to the e-file stage before Tuesday.   PLEA

If your income is less than your expenses on a rental property, then the unused (unallowed) losses will roll forward on Form 8582 as passive loss carryover. If you meet certain IRS criteria you can take a maximum of$25K of the passive loss each year against your other income such as W-2, interest, etc.

Please review your return and Form 8582 to see if Form 8582 shows the unallowed losses. This Form will populate each year and all your carryover loss will be used when the property is sold.

See how to preview your return before efiling in the steps below:

You can view your entire return or just your 1040 form before you e-file:

  1. Sign in to your TurboTax account
  2. Open or continue your return
  3. Select Tax Tools from the menu (if you don't see this, select the menu icon in the upper-left corner)
  4. With the Tax Tools menu open, you can then:
    • Preview your entire return: Select Print Center and then Print, save, or preview this year's return (you may be asked to register or pay first)
    • View only your 1040 form: Select Tools. Next, select View Tax Summary in the pop-up, then Preview my 1040 in the left menu
