Schedule E Depreciation

We had to replace our rental bath floor and tub surround due to water damage. It was occupied and the repairs had to be made.  Is this an expense or depreciation? If depreciation, which category, i.e. H or I or J5 (39 years!?).

 

Also had to replace the AC condenser unit >$5,000. Is this category F?

 

Finally, we have some items being depreciated that have been replaced or repaired prior to the end of the depreciation period (rental baths do not last for 27 years!).  What do we do with the prior depreciation schedule which was still ongoing when the next replacement was done to address a major issue?  (Same question applies to a loan cost amortization when we refinanced.)

39 yrs? Not for residential.....it's 27.5 at most and write off the balance of the replaced property when retired.
