Rental to primary residence: personal use during the year

I have a rental where tenant moved out 04/30/2024 and I converted it to my primary residence immediately afterwards. However, I did not actually move in until May 20, 2024. 

#1) Is it correct that days rented is 120 and for "personal use during  the year" should I enter 225 days or should I enter "0"? 

 

#2) Under the expenses section, should I manually prorate based each expense based on the percentage of the year it was used for the rental (ex: property tax for the year was $2,000 so should I enter $660 ($2,000 x 0.33?)

Be sure to check the box in the Property Profile section to indicate that you converted the rental property to personal use.

 

Your rental use days would be 120, but your personal use days would be 0 since it was converted to all personal use immediately after the rental period ended.

 

Yes, you would prorate the expenses to cover only the period of time the property was a rental.  Your example is correct.  However, there are certain cases where TurboTax will do the math for you to prorate rental expenses.  Pay attention to the messages onscreen and examine your Schedule E when you are finished to be sure the numbers are accurate for your situation.
