It's February 11th, I'm still waiting: "Depreciation and Amortization will be ready by February, but likely sooner"
I almost filed my taxes too because the review check did not flag the missing forms. But I remembered in a previous year I had to file an amended return because there was an error with depreciation. Only one of my 2 properties was calculated in that year.
What a major FAILURE on Intuit Turbo Tax for not flagging the missing forms in the final review. This is not the first year I had used Turbotax so they have my history of previously needing these forms. They compare previous years against the current year already. Their product design has obviously degraded over the years.

I have entered all the information into H&R Block's software and it's ready for filing. It's slightly cheaper product too, but the house hacking calculation (percentage of days used personally) is a little less straight forward and not quite calculating the way I have manually calculated (which matches Turbo Tax software calc). So I'm waiting for Turbo Tax but you can try H&R Block software and enter in everything for free up until the point you would need to pay for filing fees.
I have the same problem and getting the sane error. today is Feb 11 2026 and I have the latest updated turbotax and it is still not working.
Update the message "Depreciation and Amortization will be ready by February, but likely sooner" to a more accurate notification. FreeTaxUSA has been ready for weeks.
We are hoping the update will be by this weekend, if not before. We don't have a specific date.
Itās still not ready :( Iām depreciating a rental property/the furnishings and upgrades
Where did you see this
Just a suggestion, Intuit: perhaps not label this so vague and you won't see a slew of irritated users.
The main rub is the "by February" wording that has not changed since Feb 1 has come and gone by almost 2 weeks - without any updates proactively to its users. I agree with another user's comment that we hope the logic and completeness of the depreciation and amortization section will be better than the poor use of language in its place.
And I'm a bit concerned that you're not flagging incompleteness for all of us who have repeatedly tried to edit the data for depreciation and amortization and keep getting this vague message - clearly a flag that we have entries for this purpose. I almost submitted my taxes before I remembered this was not yet done - but Intuit stated "looks good to submit!!!"
I'll be really curious if we receive a proactive update via email when this section is ready...?
How is this not ready yet? When can we expect this?
@mdavison - latest guidance from Intuit in this thread is "We are hoping the update will be by this weekend, if not before. We don't have a specific date."
If itās not ready by the end of the weekend there needs to be a discount code offered to mitigate the damages to at least the users in this thread. It should have been a warning on the main page saying āif you have a rental you will not be able to do your taxes for an extended period and we donāt know how long that will beā. Because people spend hours importing the data to just find out later that it canāt be completed.
Wow. Sucks!
I am having the same problem, still. Turbotax, any idea why you can't update people on this?
