CA Non Resident Need to File Gain from Property Sale

OK... hopefully simpler than I imaging it being...

I'm a resident of TX. Sold land in CA in 2023. We had a complex tax year, so I had a CPA do our taxes. Now, I come to TT to do CA state and find out I can't do that! So, I'm looking at doing a manual CA return.

If anyone can help..

It appears I need to start with a 540NR return? At first glance, I don't know how or where to enter the information (gain, expenses, state taxes paid, etc... for the sale of the property).

On the 540NR, for Line 16 it says enter values from Schedule CA (540NR), Part II,
line 27, column C, but I don't see a Part II and don't know where to get it.
Also, there are sections (lines) missing, like it jumps from Line 19 to Line 31. I have no idea where lines 20-30 are or whether I even need them.

 

I guess if anyone has any ideas on how I proceed, general or specific, I would appreciate it.

In other words... I'm not sure how to input the information from the sale on the 540NR, which is my only income in CA.

Here's Instructions for CA 540NR and also info on Income from the Sale of your Home.  You don't mention if the property was a second home, or a rental/business property.

 

You could report the sale in a 'dummy' federal return that includes only the property sale and let the numbers flow through to a California return, which you could print and mail.  

 

Full-year nonresidents or part-year residents complete Schedule D (540NR), California Capital Gain or Loss Adjustment, and the Schedule D (540NR) Worksheet for Nonresident and Part-Year Residents, in order to complete column E on Schedule CA (540NR).
