Rebuilding my seawall

I plan on rebuilding my residential seawall in 2025.    As stated, this is for my home and not a business.

 

The cost to replace / rebuild the seawall is significant.  I currently have a wooden seawall and will be putting a vinyl seawall immediately in front of the existing wall.  I am doing this because my wooden wall keeps washing out and I loose my beach to the lake.

 

My question is if this is something that I can write off on my taxes or depreciate?

No.  If this is for your personal property, this is not something you can write off or deduct on your return.

@jamesekelley you can only add it to your cost basis.  It will reduce your capital gain upon eventual sale of the property.

Improvements add to your cost basis.  This may reduce your capital gains when and if you sell.  Keep records for as long as you own the home plus 3 years after you sell, so you can document your cost basis for your taxes.  However, there is no immediate tax credit or deduction.
