I don't see where I can enter the information setting up my Rental Property. I can't depreciate it if It is not in the system. I also have a long-term capital loss

Enter rentals in the Search box located in the upper right of the program screen.  Click on Jump to rentals

If you have a capital loss carryover, enter capital loss carryover in the Search box.  Click on Jump to capital loss carryover

Or if you have to report an investment sale (gain or loss) -

To enter an investment sale from a brokerage account (1099-B), follow the steps below.

  • Click on Federal Taxes (Personal using Home and Business)
  • Click on Wages and Income (Personal Income using Home and Business)
  • Click on I'll choose what I work on (if shown)
  • Under Investment Income
  • On Stocks, Mutual Funds, Bonds, Other, click the start or update button

Or enter investment sales in the Search box located in the upper right of the program screen.  Click on Jump to investment sales

If you have a capital loss carryover, enter capital loss carryover in the Search box.  Click on Jump to capital loss carryover

Rental property income and expenses are entered on Schedule E.  This schedule is completed in the Rental Properties and Royalties section.

  • Click on Federal Taxes
  • Click on Wages and Income
  • Click on I'll choose what I work on
  • On Rental Properties and Royalties (Sch E), click the start or update button
