Hello, I have used TurboTax for several years, with the same tax situation, and have not had this problem before. I believe there's an error in your software.
I have 4 rental properties, which requires 2 pages of Schedule E (3 rentals on the first page, 1 on the 2nd page). When I turn my tax return into a PDF, the 2nd page of Schedule E is missing. The program has calculated all 4 properties, but only shows the 3 properties in the PDF version.
Without a PDF version, I can't print the tax return for my records. Also, I'm not confident the 2nd page will be efiled to the IRS.
HELP!!!

I find it refreshing to come across someone who realizes the importance of printing a hard copy of their tax return.
Par chance, did you receive a form K-1 for any one of those rentals? If you did, then I can explain your situation of why you won't have a 2nd copy of page 1 of 2 of the SCH E. But I am going to assume you did not receive a K-1 and reported the entirety of all rentals on your personal 1040 tax return. It would help you know if you're using the online version of the desktop version of TTX 2023. My guidance applies to the desktop version, as I've never used the online version.
First, check the PDF again. It's perfectly possible the two SCH E's were not saved back to back. For example, the first one could be page 17 and the 2nd one could be page 78 in the PDF document. If not present anywhere in the PDF:
In TTX under the print and file tab elect the opton to "save everything". Not just the "forms for your records" and not the "forms required for filing". You want to save absolutely everything to PDF. Do that, then search that PDF for both SCH E forms, keeping in mind they may not be saved back-to-back.
If still not found, does your state tax personal income? If so, what state? It's perfectly possible there's something unique about a specific rental property that requires a specific state form that may not be ready yet.
Hello! Thanks for your response. First, I'm using the desktop version.
Secondly, I tried your suggestions, including every option under print/PDF, with no success.
However, as luck would have it, the 4th property is located in PA, which has state income tax. The other 3 are in a state without state income state. So, I see there's a PA Schedule E for this property (in the state income tax form), but still no Sch E, Page 2, in my federal return.
I see someone else on this forum is having a similar problem with Sch E, page 2, with more than 3 properties.
Thanks for letting me know your thoughts/suggestions.
I just got a reply from TurboTax that makes absolutely no sense. Even if federal rules have changed (which I doubt), we still need to be able to print these forms for our own records and for including in state returns. There is currently no way to do this.
Thank you for contacting TurboTax Support.
Here is the information we discussed during our call:
We reached out to our licensed Tax Advisors and they stated " there is a new rule for filing schedule Es where they don't need to send in the forms for properties that have already been reported in prior years. Confirmed not a defect. It will only show the newest properties. "
I suggest everyone experiencing this needs to call TurboTax and escalate this.
Instead of looking for Schedule E page 2, look for Schedule E page 1, copy 2. That is where you will find the information reported for the fourth rental property. Schedule E page 2 only comes into play when rental income is reported through other entities who issue you a K-1.
As for the rule about no longer sending Schedule E for established properties, that is incorrect since Schedule E reports both income and expenses for the property every year. The person providing that answer was confusing Schedule E and Form 4562. Form 4562 reports depreciation and if no new assets are placed into service during the tax year, Form 4562 is not included as part of the tax return.
I have more that 10 properties spread across 4 Schedule E forms. TurboTax is only printing the first 2 copies no matter what I do or select for printing.
Thank you for responding two weeks after my inquiry.
Yes, I can see Schedule E page 1, copy 2 when I am in the "FORMS" section of Turbotax.
However, my point has always been that I CAN'T PRINT IT... when I try to print Schedule
E Page 1, Copy 2 in any window, it only prints Schedule E, Page 1, Copy 1.
This is the problem all your respondents are having. Fix this problem, please, or give us another workaround.
Thank you.
Please try to print the extra copies of Schedule E by selecting it in Forms mode and using the Print button at the bottom of the screen. Testing this with a tax return that contains 9 rental properties and highlighting Schedule E copy 3, the program generated a PDF that included all copies of the Schedule E. So in my case, there were three pages generated.
If that does not work, the only way that this can be submitted as an issue to be addressed is if we have a diagnostic tax data file that contains the problem. You can help us by creating the diagnostic file so that someone can take a closer look. The diagnostic file will not contain personally identifiable information, only the numbers related to your tax forms.
If you wish to send a file, use the following instructions and then post the token number along with what state return you are filing in a follow-up thread.
Since you are using a CD/downloaded version of TurboTax, use these steps:
That did not work.
Token number is 1177649.
Following just to see what the solution is. This post is just to ensured I get notified when TTX post back with anything.
Annette: Your instructions didn't work for me, either. :(
Researching further into this issue, it was discovered that it was already being addressed and fixed. However, the TurboTax update that contains the correction has not been released as of today. Please check again tomorrow and be sure that your TurboTax software is updated to the current version by going to Online > Check for Updates at the top of the screen.
Be aware that according to the team in charge of correcting the situation, this was a printing issue only. The calculations and electronic filing of your return would not be affected.
The TurboTax update to correct this printing issue is now scheduled for release on 2/15/2024. Remember the problem is only when trying to print your return, electronic filing and calculations are not affected.
