Very disappointed at the lack of quality control and slowness of Turbo Tax for not making these forms available when the IRS has made these forms (4562) already available some time ago on their web site.
Hello all! We have the same issue and concern about the delay in the rental properties section (specifically for us - we sold a rental property in 2025). Received the same notice - 'available in February'. Called the TurboTax Support Line yesterday after waiting ~35 minutes and spoke to a rep - he said it would be available in mid-Feb. This is curious - the OBBBA was passed in early Jul 2025 - why is it taking so long? We cannot file until this gets updated. Any other news on this? Thank you, Mark
What's the issue here? ! At least update the message! "Depreciation and Amortization will be ready by February, but likely sooner" My taxes would have been files 2 weeks ago.
Exactly! We should be getting a credit for having to wait so long for this update!
I agree all the time wasted trying to get answers, and getting no solid response is
a true indicator of Intuit’s appreciation of its
customers.
Will they put there money where their mouth is and give us test users and quality control users a break on the cost? We are doing their work for them. Do they appreciate us enough to
do more than an empty apology?
I am having the same problem. The message says this will come in February and likely sooner. It is now February 9th. I have used turbo tax for over 30 years and have never had this problem. It is time to get this solved and change your message. The delay in using this form is unacceptable.
latest estimate from Intuit in these threads is 2/13. In some cases they said 2/11 and in both cases they are saying "after" - for other forms we've seen the actual s/w release come the morning after the estimated date so even 2/13 could mean the morning of Saturday. but dates could still move either way.
Even more concerning is that TurboTax let me go through to state returns, double-check the forms, payment, e-deposit account info, and e-file choices -- I probably could have e-filed?
Seems like the section where they double-check the forms should have put up a message about needing to wait until depreciation was finished... but not a peep :(
This is insane that Turbo doesn't yell out "wait, don't file until the depreciation on your rental can be calculated and included!"
This has been an especially challenging tax season, due to late tax law changes and losses in IRS staffing, which delayed getting all of the forms and instructions ready to deliver to software companies.
We anticipate the depreciation calculations within the software should be updated after February 13, 2026. Our tech team is working hard to release the updates before that date. Please be aware that this update will affect depreciation for Schedule E (Rental Properties) only. Schedule C (Self-Employment) was updated previously and should be working in all versions of TurboTax.

A week ago I learned that I would not be able to complete my 2025 return because the Depreciation and Amortization section was not ready. I called twice to "tax experts" who told me there was no information about the date the form would be ready. Monday, I nice gentleman with TurboTax put me on hold and learned that the form would be ready today, Feb. 11. Today I tried to complete my return only to see the same message...not available. I called again and was told that the form was ready, but when I led the gentleman through my form, he learned, as did I, that was not true. He inquired as did the man on Monday and was told "soon...maybe a week". So, I have been told by TurboTax the following: Not available, Not available, Available 2/11; available, Not available, and finally, available soon...maybe a week or so. Disgusting. Amateurish. Not ready for prime time. Maybe someone needs to work overtime, or perhaps stop using AI and go back to using humans to update their software. All I get is lies, and it's not the fault of the nice people who answer my calls....it's the fault of management trying to save money to make their bonuses and stock options make them richer. Ridiculous....it's not like tax law legislation was passed last week.
Seriously....the forms will be ready "after" Feb. 13. After? May 35th? June 99th? Do you really think it helps people when they ask reasonable questions and express legitimate frustrations to treat them like they are children? After??
What's actually concerning is they seem to be doing a depreciation calc for any data that rolled over from last year, but you can't view it nor modify it because of the current issue of "not ready".
So for example, if schedule e gross income is $10k, and I entered $5k of expenses, the net income on the property only shows $2k (instead of $5k) because $3k worth of depreciation is being carried over from last year...behind the scenes. We're stuck in a black hole right now.
Another 10+ year user of TurboTax who is ready to switch to something else. The fact that you can't even communicate properly on when this delayed update will be ready to use is really pathetic. Please give update on when the Amortization will be ready.
