MY rental property has always been investment income and not eligible for QBI. Do I need to issue 1099-NEC to an LLC that did some work on my rental?

As a landlord, assuming you are not in the rental property business, you are not required to issue a Form 1099-NEC to anyone who provided a service on the rental property you own.

I would like to invest in growing my LLC business. How much could I claim this year? Less than 165k household income.
