If I paid cash for my home and do not have a lender-how do I apply any tax breaks as a first time homebuyer and will homestead exemption still count?

If you paid cash for your home, the only thing you have to enter on your federal return is any property taxes you paid in 2017.  "Homestead" exemption must be something on your state return--you have not mentioned what state you are in.
