I Sold Land that I originally purchased to build a home but never did, what expenses can I add to cost basis to reduce capital gain

Can expenses such as lot clearing fees, architectural fees (we never built the house) be added to the cost basis of land I just sold. It was purchased in 2008 for personal use.  Can I also add the commission fees or do I subtract those from the sale price?

 

If these can, where do I show these figures in TT so the IRS can see how the Cost Basis/sales price is calculated.  I can't find where to add the cost basis.

I would include the lot clearing fees since they probably increased the value of the land.     architect fees  - no - you never built so i would deem them a personal expense.   commissions, title charges, tax stamps and maybe some other expenses you paid to buy would be added to the cost. similar charges you paid to self would be selling expenses.

Does the loan I had for the past 11 years count for anything,  There was a payoff amount due from the proceeds.  Can I subtract that from the sale price?
