I have two w2 , charity donations, mortgage interest,1099-int, sold home with excluded capital gains, 540NR(CA non-resident).

TurboTax Deluxe should suit your filing requirements.
If you needed to report Self Employment Income/Expenses or Rental Income/Expenses, Premier would be more robust.
If you start out with Deluxe, TurboTax will let you know if you enter something that requires Premier, and you can upgrade seamlessly on the spot, so no worries.
If your capital gains are excluded on your home sale, you don't even need to report it in TurboTax.

Premier and Premium are different. It is called Premier in the Desktop program and Premium in Online version. Online Premium replaced Premier and the Self Employed version.
If you buy the Desktop CD/Download program you can use Deluxe. It may recommend to upgrade to a higher version but it only a suggestion and optional. All the Desktop programs have the same forms. You just get more help and guidance in the higher versions.
If you use the Online version you may have to upgrade to Premium if it says to.
