No, you can't attach a cover letter if you e-file. You would have to mail it, but the IRS prefers to contact you if they have any questions. They will send you a letter.

are you a percentage partner or beneficiary.?

Adjust the 1099S numbers according to your percentage .

in description just put <property >50% partner or whatever your percentage is.
