I'm a foreign investor and own 900 shares of VICI. Since the company is a REIT, do I have to pay capital gains taxes or anything else (besides the 30% of dividends that are withheld) if I were to sell those shares? I looked FIRPTA up but it's a bit confusing. From what I've gathered since I own less than 5% of a REIT I'm not subject to capital gain taxes, but still, it's always better to be safe than sorry.

Yes, generally you do not need to pay capital gains tax if you sell the shares. In addition, you do not need to pay FIRPTA tax as well according to this source.
