Do I depreciate land improvements (fence, driveway, patio, drainage) for a home office and/or a room I rent in my personal residence?
I know I don't include the cost of the land, but not sure about the land improvements.

For your Home Office, generally not. Those items are generally not considered as part of your home office (MAYBE the drainage, if it is specifically for the house's foundation).
For the rental, yes, you can include a percentage of those items.
Thanks for your input.
It was one giant project that the drainage was a part of. I honestly don't even really want more depreciation cuz I hate the whole recapture scenario.
For the rental, it's just a room in the house, not the whole house. since the roommate doesn't use most of the space is where the land improvements happened, I was thinking I might be able to leave them off. I just don't want to get stuck with the scenario where they say depreciation you were allowed to take and didn't and you still have to recapture it.
