I purchased a furnished condo to use as rental property. How do I separate the value of the furniture from the value of the condo- for depreciation purposes?

Use the tax assessed value to determine the value of the condo. Use the difference between this and the purchase price to determine the value of the furniture. 

Check the local property assessor for the tax assessed value at the time of the purchase.
