I live in WA and have rental property in Montana. Do I need to file a Montana tax return?

I live full time in the State of Wasthington.

I have two rental properties in Montana with total rental income of around $15k.

Yes, you should file Montana return as you own property in the state. Even if the property generates a loss, when you sell that rental property in Montana, you may have a gain on the sale. The rental losses may be carried forward and potentially offset that potential gain.
