TurboTax Self Employed would be correct if you are a sole proprietor filing a Schedule C. It will handle your self employment income & expenses in addition to everything else you have.
You could use TurboTax Premier online for the rental property and any self employment income on Schedule C, but you wouldn't be able to offset that SE income with any expenses, which is an important aspect of being self employed. Assuming you have some expenses to deduct from the SE income, you'll need TurboTax Self Employed.
However, If your business files its own return and issues you a K-1, then TurboTax Premier will handle everything you have.
