How do I classify the rental property I sold for a loss in 2016 as an "investment" and show it is a capital loss (8949, Scheduled D) not as business loss (4797)?

You can't. Since you have to recapture the depreciation, it is calculated on Form 4797.

You can't. Since you have to recapture the depreciation, it is calculated on Form 4797.
