Does the rental income include the total rent paid by tenant or total minus mortgage payment

Total rents received for the rental property.  You enter your expenses for the rental property separately from the income.

Your mortgage payments cannot be used as an expense  on a residential rental property.You can not deduct the mortgage payment;You can  deduct  the mortgage interest.
