Can lot rent paid to a mobile home park owner be deducted as rent on my state return (MA)?

We own a mobile home and have a mortgage, however pay 310.00/ monthly for lot rent which includes plowing and garbage;regular rent expenses. Can we deduct this as rent payed on our MA state return?

In CA can I claim rent for mobile home I own?  I claimed the portion of utilities for 2 home offices but not rent this year, 2012, can I go back next year and claim for both years since I am already done with it this year?

Yes. You may deduct the cost of rent for a mobile home you own if it is your principal residence.

Payments that constitute rent are amounts paid specifically as rent are allowed; and
amounts paid for utilities, furnishings, and parking if the landlord makes NO seperate charges for these items.

I wasn't aware that monthly lot rent could also be deducted on my tax return. Can I use it for federal or just state (I'm in Missouri)? Also, I'm asking for a previous year/years. How far back can I amend a federal tax return so that I may deduct these rent amounts? Thx

@JEWELSB1 -there is no federal deduction for rent paid on your personal residence.

What constitutes a "separate charge"? It is in the same bill, but on different lines of that bill. Both the sewer charge and the mobile home taxes are included on the bill, but I am held to the entire amount each month as "lot rent". If we're a little short on funds, we're not allowed to pay these items separately without incurring a late fee. I already claimed the property taxes separately, so claim both the sewer and lot rent lines of the bill or only the amount on the lot rent line?

The answer about deductions said something like "you can write off the fee for the site of a mobile home, including utilities, as long as those are not included in the fee," or something like that. 

 

So what if the rental agreement says $1500 per month for the site AND then utilities--which are paid at the same time to the same landlord and part of the same agreement?  Do I lose the entire write off or just subtract the utilities?   I live in California but am mostly interested in the answer for the IRS. Thanks

You can't deduct the rent but you might be able to claim the renter's credit.

If you meet all of the requirements, space rental for a mobile home would qualify you for the Renter's credit.

@morrene54 Click this link for info on Mobile Home Lot Rent. Massachusetts is listed as one of the states that allows a deduction/credit for mobile home lot rent.

Is rent for the land your manufactured home sits on deductible for fed and wi. state taxes?

Rent paid for the ground lease of your mobile home is not deductible on your federal tax return. 

 

If the manufactured home is your principal residence (i.e. "homestead"), then the rent you pay you would qualify for the following Wisconsin tax credits:

 

School Property Tax Credit: Available if you paid rent during 2020 for living quarters that was used as your primary residence OR you paid property taxes on your home. Not available if you or your spouse claims the veterans and surviving spouses property credit. 

Special conditions may apply. Visit the Wisconsin Instructions for more information. 

 

 Homestead Tax Credit: This credit is designed to provide relief to homeowners and renters. For more information pertaining to this credit, click here.

If you do qualify for a credit, you must submit a copy of your 2020 property tax bill (if you owned and occupied your home) or an original rent certificate signed by your landlord (if you rented your home) along with your Schedule H or H-EZ.
