Short-term rental (STR) income can qualify for the Qualified Business Income (QBI) deduction, which allows you to deduct up to 20% of your net rental income. However, it is not automatic; your rental activity must meet specific IRS criteria to be considered a "trade or business" rather than a passive investment.   In most cases, STR fall under the IRS Safe Harbor (Notice 2019-07)  Requirements under the safe harbour include: You, your employees, or independent contractors must perform at least 250 hours of "rental services" per year (e.g., advertising, cleaning, guest communication, and maintenance). You must keep contemporaneous records (logs/time reports) documenting the date, time, and nature of the work performed. You must maintain separate books and records for each rental enterprise.

I finally solved my issue talking with an IRS agent.  The place to enter the 5 digit pin is next to where you would SIGN the return at the very end.  I and to save my file where I was at and venture to forms to find it.  Enter the number ... save the file again and return to the normal format with the pin saved.   You get your pin from IRS go there to get it generated under your account.
