In the FILE section, make sure the Filing Date is the current date. Although you were able to Efile your original 2024 return, you may not be able to Efile an Amended prior year return.
There is no rush to file your Amended return; it takes up to 12 weeks to process, whether Efiled or Mailed, and you have up to three years to file an Amended return. It doesn't catch up to or correct your original return; it is processed separately. Wait until the 2025 filing season is over (or almost over) before trying to submit an amendment.

TurboTax hides the Married Filing Separately option because it thinks it can save your marriage. Go to Personal Info and change your filing status manually. TurboTax may ask if you’re sure. Tell it yes. It’s not a relationship crisis — it’s just the IRS. The software will eventually accept your decision.

It won't work when logged into another account. I rented my apartment out for 1 month in 2025. When TurboTax generated the depreciation of my apartment, it was for the full year. How do I prorate the depreciation for only 1 month of rental? For other expenses such as property taxes, maintenance, it automatically prorated to 1 month.

If you are simply reporting the sale of your rental property you can use the steps below to enter the sale of each asset. I've done it many times in both TurboTax Desktop and TurboTax Online. @MonikaK1 has given you excellent advice to begin and this should take you to the finish line.
It's not clear if you are doing a Section 1031, Like Kind exchange of your rental property so the instructions are for that are not included here.
First I will place an example of how you prorate the selling price to each of the assets including the land.
For any asset, such as appliances, that really have no value because they are past the recovery period of five years you can use a zero.
Use the original cost of each asset listed on depreciation, add those together then divide each one by the combined total to find the percentage of the cost for each asset. Use that percentage times the sales price and sales expenses to find the selling price/sales expenses for each asset. If you want you can check the allocation of building and land in your county real estate tax office, on file now.
Example: Original Cost (of each asset on your depreciation schedule)
$10,000 Land = 13.33%
$50,000 House = 66.67%
$15,000 Improvements = 20%
$75,000 Total = 100%
Multiply each percentage times the sales price/sales expenses to arrive at each individual sales price/sales expense.
Passive Activity Loss Entry if applicable:
Assuming your passive losses were carried over each year, this will be a separate and identifiable entry which will carry to the Schedule E. The full remainder of passive loss carryover is used in the year of sale as an expense. This is combined with your overall rental gain or loss to your Form 1040.
When you are on the screen 'Do any of these situations apply to this property?' (Property Profile section), be sure to check the box under Carryovers.
See my notes below on entering the sales price/expenses for each asset inside the rental activity.
You need to dispose of the property by telling TurboTax how and when it was disposed of. Follow the instructions below.
Click on Search (upper right) > type schedule e > Enter > click Jump to .... link
Answer the questions and on under Rent and Royalty Summary, click Edit
Click Update to the right of Assets/Depreciation.
Do you want to go directly to your asset summary?, click Yes and Continue
Click Edit to the right of each asset to be disposed of
Go through several screens until you get to Tell Us More About This Rental Asset
Click on This item was sold……. And continue to answer the questions

You can go to Federal Taxes tab or Personal tab, under Other Tax Situations and select Start by the Underpayment Penalties. You will answer a series of questions that may reduce or eliminate the penalty. Or you can elect to have the IRS figure the penalty for you. It's form 2210. It's under Federal or Personal (for Home & Business Desktop) Other Tax Situations Additional Tax Payments Underpayment Penalties - Click the Start or update button If you have the desktop program you can switch to Forms Mode (click forms in the upper right (left for Mac)) and open the 2210 form. If the 2210 doesn't show up in the left column, click on Open Forms at the top of the left column. Type 2210 in the search box and open the 2210 form. Check box C if you want to let the IRS calculate it.

This bug is a shocking situation as I don't get how TT has not fixed this by now in a software update. Part of what I paid over $147.00 for this software was Supposed to make doing my taxes Easier. If I have to manually enter data when the IMPORT feature is boldly stated at point of sale this is falsely representing what the software is supposed to deliver. I went into the FORMS view and YES the imported info was partially missing! Shouldn't a bug of this type been found before MARCH 11 of the tax year?

2024: Since you filed MFJ and your wife was NRA in 2024, you may have made the election to treat your spouse as a US resident for tax purposes. Which means, all worldwide income must be included. Since your wife filed a CA return, you will be able to add her income and a credit for foreign tax paid on that income.
Amend - add income to 1040 and foreign tax credit on Form 1116. Double check that your return included the election to treat spouse as a resident since this election required a signed statement attached to your return. You may need to include Form 8938 FATCA.
Each year, check if you need to file FATCA and FBAR . Here is a comparison of the FATCA (Form 8938) and FBAR requirements.
2025:
Canada: I am not a Canada expert but she is married to you and living outside of Canada with a US green card so I find it unlikely that she would be a resident. When she reports her rental house that is US income to Canada, she can claim a credit for foreign tax paid.
US: Owning a business along with the rental house and any other income will be reported on the US tax return. All world-wide income goes on the US return. The tax charged by Canada on the business and other Canadian income will go on the Form 1116 for tax credit to the US for tax paid to Canada.
Can you do this in TurboTax and should you are probably different answers. Yes you can file with TurboTax. It may be worth hiring a professional that specialized in the US -Canada cross border tax for this year so you can better learn all the rules and what you need to do this year. Then, you can file with us with confidence after that.
TurboTax does have the Canadian and American software and there is help in both communities. Having one person get it right to start with, really sounds great: but, I don't know if you can find one in Guam or if your wife knows somebody that knows somebody.
