If you own a duplex, do you separate the sides and place them on separate lines or can you treat it as 1 unit with combined income and expenses?

It is recommended that you separate the sides and place them on separate lines.  However, either way, it really is just based on your bookkeeping preference. 

For tax purposes, the sum of all your rental income/expenses flow to one single line on the Schedule E (line 23a), divided or not.
