Rental property expenses

Hello! I have a rental property (single-family house). For major repairs, I typically hire a pro and deduct the expenses from my income. But when I perform small repairs at the property, can I charge myself an hourly rate and deduct that, just as if I had hired a pro?

No, you cannot deduct the value of your own labor as an expense.

 

You can, however, deduct the cost of any materials/supplies used in performing the repairs.

No, you cannot deduct the value of your own labor as an expense.

 

You can, however, deduct the cost of any materials/supplies used in performing the repairs.

Unfortunately no. As previously advised self-labor is not deductible. However don't despair, since if one were to  deduct it, then one would also have to pick it up as income, making for a lot of paperwork.
