Turbotax Premier desktop keeps grouping certain rental real estate properties I've entered into Enterprises. i answered yes that the properties qualify as a business in order to get a QBI deduction as I qualify for that. But I answered for each one that they were independent and not part of any other property. There is a checkbox on the Schedule E (QBI worksheet section) asking if this property is part of a real estate enterprise. I often see it is checked so I uncheck it but it soon again is checked. is not checked and it often gets checked itself even though I keep unchecking it. Real Estate Enterprise Statements and lists enterprises on my 8995-A form. I try deleting the enterprises statements in Forms mode but they instantly reappear. How would I stop the program from thinking I've combined rental properties into enterprises which i have not. Unlike prior years, Turbotax is not producing any QBI safe harbor statements so I'll have to do those manually. I would appreciate any ideas on how to fix this.

Once you open the QBI section under your rental property, the system will ask if you are eligible for the QBI safe harbor. When you answer Yes on this screen, it will show your rental as an enterprise, even if you click Yes, for "name of rental" only.
Instead, answer No, I don't or can't on this screen, and Continue to the next screen. Answer Yes, this income is QBI on the next screen and that should resolve your issue.
Thank you Caroline. Your suggestion does stop Turbotax from telling me I have an Enterprise. But, my QBI safe harbor statements are still not being created. They automatically printed as part of my return n prior yeas.

I use the Desktop Premier Windows version, not the online version. Printing the return with "all calculation worksheets" checked does NOT also print the QBI safe harbor statements. I think it must be a bug with the 2022 software. I guess I'll have to create them again by hand (outside of Turbotax) this year to include with my printed 2022 return. I hope there are no other important sheets that are being missed when I print my return.
Another bug: I also noticed that on my second Schedule E page (which lists two rental properties, the checkmark for 'Did you make any payments in 2022 that would require you to file a 1099?" is not carrying over from those Schedule E worksheet pages where both are checked NO. So, I'll have to put a checkmark in the printed return by hand. This is an easy workaround compared to the QBI safe harbor statements not even being created by the program.

Thanks for clarifying that you are using TT Desktop Premier. I currently have a case with the same situation as yours, and am able to see both the checkmark in the No box next to the 1099 question on Schedule E, as well as the QBI Component Worksheets when saving the PDF with all calculation worksheets.
