How does QBI work exactly. can anyone explain with an example?

what type of activities do you have that you think qualify for the QBI.  unfortunately, the QBI can be very complicated so having an idea of what you think qualifies could simplify our response  

i have the regulations (the IRS explanation of the rules).   they are over 100 pages so you should understand that the subject is complicated

I get a w2 from my employer.  that us my main source of income.  But I also have a couple of rental proprties under my individual name and derive extra income from them.  My total income is below the $315k (filing jointly) so I'm good with the limits.  just don't get the QBI calculation.
