I live in Washington D.C. However, I am licensed to practice law in New York State. So, I want to buy a small studio or 1 bedroom apartment/condo in Westchester County NY ( Scarsdale or Eastchester) to use exclusively for my legal practice. I will be there 3-4 days a week minimum, meeting clients, making/returning business related calls, preparing cases for court, and billing/completing other of my practice related administrative work.
I would sleep in the place a couple nights per week, rather than returning to DC.
My family and pets will remain in DC.
Can I treat this potential apartment as a business office, writing off mortgage interest, HOA, utilities, office furnishings, etc.? Or am I limited to treating it as a home office, where I can only deduct the portion of the apartment where work is done?
Further, if I am limited to treating it as a home office, can the office space be greater be greater than the residential space for tax purposes (say the living room/dining room areas have office furniture and I work there, and sleep in a smaller bedroom)?

Since the apt will not just be business use it is subject to the Office In Home rules where the total costs will need to be divided between the business/personal use ratios.
