I'm a real estate agent with a 1099 who works out of my house. I'm wondering what mileage I can deduct. If I'm going from my house to a clients house or a showing and then driving back to my house after. Can I deduct the round trip mileage or it is only one way?

The mileage from your home to your first appointment of the day and from your last appointment back home is considered as commuting mileage and is not deductible.
Trips between various appointments or business destinations during the day are deductible.
That seems to contradict what I've read on other posts. I'm an independent contractor and work solely out of my house as my primary place of business. When I do meet with clients at their house or at a showing. I drive from my house to the location and then home again. I'm just trying to see what exactly I can write off.
I agree with @MinhT1. However, Realtors who work at home can deduct the trip from the work office to the first client.
Real-Estate agents that enjoy the deduction of the home office, can also increase the number of miles eligible for the deduction of miles.

So if I'm only meeting with one client for the day I'm not able to deduct anything? I'm driving from my house (that's my office) and then back home (which is my office).
The difference is whether you have a home office or not. Working from home is not the same as having a home office. A home office is your place of business. If you have a home office, travel from the office to the client is deductible. If you don't, it isn't.
