No, you cannot deduct this expense as a rental expense as it is an expense to prepare your house to be a rental home. Rental expenses can only be deducted from the date the home is available for rent on the market.

No, you cannot deduct this expense as a rental expense as it is an expense to prepare your house to be a rental home. Rental expenses can only be deducted from the date the home is available for rent on the market.

Expenses incurred in the process of preparing a residential property for rent the very first time are not deductible on the SCH E and as long as I've been a landlord, never have been.
