I have two rental properties but the 1099-R I received lumped the income from both together? How do I report the two?

I believe you received a Form 1099-MISC (not 1099--R), and you can allocate the income between the two properties in a number of ways.

 

My recommendation:

 

  • Enter the 1099-MISC as income against one of the two properties. After deciding how much of that income should be allocated  to the other property, enter a Miscellaneous expense (in that rental property file) for that amount. As the Description, use  "Rent allocated to Property XXXX".
  • In the other rental property's file, enter the income for that property as "No, I did not receive any Form 1099-MISC for this property".
  • The 1099-MISC will match what the IRS is expecting and your Schedule E's will show the correct income for each property.

 

Alternatively, you can make two 1099-MISC entries where the totals add up to what you received on the single 1099-MISC.
