I added washer and dryer hook up to my multi family home. 50% of home is a rental. Can I claim half of this improvement and if so what is the depreciation period?

Yes, if the washer and dryer are shared by both you and your renters, then it can be entered as an asset for depreciation with 50% business use (since the property is 50% rental).

As you go through adding the asset in TurboTax, it will guide you to choose the correct depreciation method and recovery period.  For appliances, the recovery period is 5 years.

What if the washer and dryer are used solely by the renter and is located in the renters apt.

Thank you for letting me know that the washer/dryer has a recovery of 5yrs.  I actually wanted to know what the recovery period would be for the electrical work involved in establishing the hook up for the washer/dryer.

If the washer and dryer are used solely by the renter, then they are 100% business use instead of 50%.  You can add the cost of electrical work for installing the washer/dryer to the cost of the appliances and depreciate the total amount.
