how to deduct rental new roof in Turbo tax

I am trying in turbo tax to list a new roof replacement for my rental property. I just don't know what choice to make to enter this expense. When I select "describe this asset: the only choices that I get are "real estate property" , "computer, video, ...",  "tools, machinery, etc." , or "intangibles."

 

What category do I chose to be able to enter the expense for a roof replacement?

It is a component of the house and will be depreciated over 27.5 years. Choose real estate property.

Select Residential rental real estate.  Enter improvement description (e.g., New Roof), date of improvement on the next page, etc.

The new roof is classified as Residential Rental Real Estate and gets depreciated over 27.5 years with depreciation starting on the date the work was completed, or the date the property was "available for rent"; whichever date is last.

COST: What you paid for the new roof in it's entirety.

COST OF LAND: $0  (Zero). You did not pay for land and you did not pay for any qualified land improvements)

Select Appliances, carpet, furniture.  

@TomK2023 did you post your response to the wrong thread maybe? I've done that myself more than once. A new roof is classified as residential rental real estate.

yes it is. That's why you enter it in the assets/depreciation section. Since it becomes a permanent and physical part of the structure, it gets classified as Residential Rental Real Estate, which is depreciated over 27.5 years. You'll enter $3400 in the COST box since that's what you paid for the roof, and enter $0 (zero) in the COST OF LAND box since you did not pay for any additional land or land improvements.

Quick question though, as I'm curious. For $3,400 what did you put a new roof on? The pump house maybe? I'd expect a new roof on a house to cost in excess of $10,000 now-a-days. But maybe you own a condo and the $3,400 was just your share of the costs?

Thanks for your response. This is how I entered: as an asset.  I was confused by the previous response where I was advised to enter new roof as expense,  not asset.

Regarding the cost: it was partial roof, it's why not that expensive, the main flat roof was done 5-6 years earlier.

Also, I have error messages, one of them saying to enter code section in line 42d of form 4562 (next to the roof), I have no idea what this cose is

You've entered the asset wrong. Line 42d is for an amortized asset. A new roof is not amortized. It's depreciated. You need to delete the asset and re-enter it again. When you enter it anew, do not select the option for "other asset type". Just select "rental real estate" on the first screen, and "residential rental real estate" on the next screen, and continue it through.

Generally, amortized items are intangible assets; things you can see or physically touch. For example, when you purchased the property you may have paid "points" at the closing. Points are basically just pre-paid interest you paid "up front" in order to get an overall lower interest rate over the life of the loan. Now you already know that interest is deductible. But interest paid of front (points) aren't fully deductible in the year you pay. They get deducted over the life of the loan. If you have a 15 year loan and you paid $3000 in points, that amount would be amortized (not capitalized) and deducted (not depreciated) over the life of the loan.

An amortized asset is a permanent deduction. Whereas a capitalized asset is not.

With an amortized asset, if not fully deducted when you sell the property (because you sold the property before you paid off the loan) then any remaining amount to be amortized/deducted is fully deductible in the year of the sale. So for the difference:

Capitalized Assets are depreciated over the MACRS life expectancy of that asset. Depreciation is recaptured and taxed when you sell that asset.

Amortized Assets are a permanent deduction spread out over time. Typically, an amortized asset is "intangible", meaning that's it's something you can't see, touch, taste, hear or smell. Of course, not all amortized assets are intangible. But I can't think of any examples of one right now.

If so, and you enter it as a repair expense, just be aware that it does not add a penny to your cost basis for when you sell.

I am not planning to sell it in nearest future but if I would sell would the sale price be affected?
