Can I depreciate appliances I bought when I was living in the property before converting it to a rental?

Yes you can deduct those as depreciable assets. The cost for these appliances in your rental is the lesser of:

  1. your actual cost, or
  2. fair market value (FMV) on the date of conversion

Appliances would decrease in value so you can check to see what the value is on that date based on the age of them.
