Are partial rental properties costs calculated as actual rental days(53) vs actual owner used days (39)?

Should expenses be prorated for owners possible full use of 365 days minus actual rental days or by actual rental days (53) versus actual owner used days (39)?

You would calculate your expenses using the total days used instead of 365 days.  

Example.

You rented the house out for 60 days, you used it for personal reasons for 40 days.  

60+40=100

40/100=40%

60/100=60%

Expenses allocated to personal use would be 40%, 60% would be allocated to rental use.
