Rental Income and Expenses Deduction

I own a 4-bedroom house and rented out one room in 2024. The tenant occupied the room for approximately 310 days. The common areas were shared, and all four bedrooms are nearly equal in size.

When entering my rental income details, I want to confirm whether I can deduct 25% of the total maintenance expenses, adjusted for the rental period (i.e., expense * 0.25 * (310/366)). I understand that I can apply this method to expenses such as insurance premiums, repairs, HOA fees, utilities, and rental advertising.

Can I also apply this same proportional method to deduct a portion of my overall mortgage interest and property taxes? Or do those follow a different calculation under rental expense rules? Please help.

Rental Income and Expenses Deduction

That calculation should be fine for figuring out the rental portion of any of the expenses for the overall house including maintenance, property taxes and mortgage interest.
