You had previously indicate it was NOT owned by the LLC, in which case the LLC has nothing to do with the rental.

This is something that REALLY need to be looked at by a good tax professional.  There are too many questions to be asked for this LLC that doesn't even own the property.

I agree; this thread is getting out of hand and there are facts missing and/or changing.

 

One thing, for example, that is curious is you stated, @QandA1, that the LLC pays state taxes. What taxes???

 

Neither WA nor FL have a state income tax so, what, are these taxes sales taxes on the short-term rentals?

 

Based upon what I've read so far, I can't even see a rationale for continuing on with the LLC at all since it owns nothing.

I understand (I live in FL and also have a short-term rental property in the state).

 

However, the fact that the LLC pays the sales tax is immaterial for the purpose of this discussion.
