If you provided significant services to the renter, such as maid service, report the rental activity on Schedule C, not on Schedule E. Significant services do not include the furnishing of heat and light, cleaning of public areas, trash collection, or similar services.

 

If you were a real estate dealer, include only the rent received from real estate (including personal property leased with this real estate) you held for the primary purpose of renting to produce income. Do not use Schedule E to report income and expenses from rentals of real estate you held for sale to customers in the ordinary course of your business as a real estate dealer. Instead, use Schedule C for those rentals.

Thank you for your response but I am not so clear on what to do probably my question was not clear. I have an LLC, under which is one property used as a rental. Do I file schedule C for expenses and income or do I file schedule F. 

 

Also if i am to file schedule F, where do i include these expenses? Incurred expenses to set up the LLC and use my home office but Schedule F on Turbo tax does not have an option to include this information does it mean I do not qualify for those deductions?

I am not sure if you meant to type "Schedule E" or if you are actually operating a farm (which would be Schedule F). 

 

Assuming your LLC is a single-member LLC (without an election to be treated as a corporation for federal income tax purposes), you would prepare and file Schedule E if your LLC rented real estate to another party and, as stated in the previous post, did not provide significant services nor is the LLC (you) considered to be a dealer in real estate.
