When it comes to joint homeowners who aren't married, here are some important guidelines to consider:

  • As unmarried partners, you cannot file a joint tax return. You will each file as "Single" or "Head of Household" if you meet the criteria for that status. If there are first-time homebuyer benefits in your state, you may qualify even if your fiancé does not. 
  • Mortgage interest and property tax deductions can be split based on who made the payments. 
  • Keep detailed records of the mortgage and property tax payments.

what do you mean by the best option? you're not married and I assume you do not have children so each of you can only file as single. since we know nothing about your finances/income/deduction it's not possible to give any sensible recommendation. sit down with a tax pro.
