Fourplex Windows Replacement

If one unit of a 4plex is to have all six windows replaced then is that a repair or a depreciation?  I was told that since I am only replacing the windows of one unit during turnover that the IRS looks at the building as a whole and since this isn’t all, or nearly all the windows, that I should be able to write off this less than $5000 expense as a 2026 Repair vs. depreciating over 27.5 years.  Thoughts?

you were told “kinda” correctly.

there is a de minimus rule that if the item is less than $2500, you can write off the item as an expense and not capitalize.  Since each winodw is less than $2500, you can write off the cost as an expense and not capitalize. 

it has nothing to do with the number of windows or that you are only replacing some and not all of the windows.  It’s simply that the price of each item was less than $2500.

There is a de minimus rule that if any item is less than $2500, it can be written off instead of capitalized.  Since each window is less than $2500, you can write off all the windows.  It’s not a matter of whether you are replacing some or all of the windows, it’s that each window is less than $2500.
