I paid out $8,000.00 in repairs and upgrades in my rental property when it was vacated. Lost $850. In rent. Paid realtor $544. In commission before ending contract.

Your income was your income. Whatever rental payments were made yo you during 2016 is your income. The $544 you paid to your realtor is a deduction. Regarding the $8,000 in repairs and upgrades, you must distinguish between the two. What, in general, did you have done?
