Rental property

I have a rental unit that was not rented in 2019. However, I had numerous expenses. In TurboTax, when I indicated it was not rented all year, it would not allow me to continue inputting information. How do deduct my expenses?

I have another question regarding the same property.  In 2019 I entered into a contractual agreement with a contractor to do exterior repairs and paint the building. (single-family dwelling) I paid a $2,500 deposit. However, this was late in the year and the weather did not permit the work to start. He did not give me a 1099-misc.

Where do I deduct these expenses?

Enter the amount paid as a Repair expense on the 2019 Schedule E.

Also, the contractor does not give you a Form 1099-MISC, you would give the contractor the form for payment of the work performed on the rental property.  However, if you are only a landlord and not in the business of renting properties you are not required to provide a Form 1099-MISC to any independent contractor for services rendered on the property.

If the property was available for rent but not rented then you should indicate it was rented so that you can enter the expenses.  However, if you took the property out of the rental market then you cannot enter any expenses for the property.

If you replaced the hot water tank in 2019, you can expense the cost as a Repair if the total cost was under $2,500.
