I assume you are AD/MIL stationed in FL for the entire 365 day tax year of 2019. But since FL does not tax personal income, it doesn't matter. TN also doesn't tax personal income (except for unearned interest and dividend income). Therefore you are required to file a GA non-resident state return to report your rental income/expenses. WHile no state tax will be assessed because your rental property will most likely show a loss "on paper", you are still required to file the GA state return. You will "realize" those losses when you sell the property in the future, and if sold at a gain you will pay state taxes on any gain you may realize on the sale.
No, only the rental income. Nonresidents of GA must file a return if they have GA source income.Your only GA source income is your rental house.
