My father has completely taken over the property. He pays the mortgage, pays maintenance, insurance and all expenses. He collects all the rental income. Do I need to report it on my taxes or would he be able to report it all as if it’s in his name? It’s all his besides the fact that it’s in my name.

Assuming he keeps any profit and/or pays for any excess expenses, he reports it on his tax return.
However, if he does not own the property, he can not claim depreciation on the property.
